What is a RICS Level 3 Survey?
Also known as a full structural survey, this is our most detailed inspection. It’s ideally suited for:
- – Properties over 80 years old
- – Historic buildings or listed structures
- – Homes requiring major repair or renovation
- – Non-standard constructions (timber frame, thatch, steel, etc.)
- – Buildings with signs of damp, movement, or disrepair
Our Level 3 reports are tailored to help you understand a property’s structure, materials, defects, and the scope of repair or maintenance needed.
What Does The Survey Include?
Your report will include:
- – ‘Traffic light’ condition ratings for clarity
- – A detailed summary of risks and issues
- – Advice on repair and ongoing maintenance
- – Highlighting of any urgent or safety concerns
- – Notes on potential legal considerations for your solicitor
- – Commentary on the location, environmental factors and, where available, energy efficiency
- – Photographs of key findings and problem areas are included.
- – Optional cost estimates for major repairs can be provided on request in advance of the inspection, subject to an additional fee.

Alternatively, if you have particular concerns surrounding a property, our Defect Reports provide targeted investigations into specific issues such as structural movement, damp patches, or cracks in walls. Snagging Surveys are available for those who have recently bought a new-build home and want confirmation that there isn’t unfinished work outstanding or any defects that are the responsibility of the developer to address. Or if you simply need a basic overview of a property that looks for any urgent issues or defects, we offer the RICS Level 1 Condition Reports.
